Five-story project planned for 10942 W. Pico Boulevard

In Rancho Park, more multifamily housing is on the way near the One Westside Office campus as reported by Urbanize Los Angeles. Bolour Associates is the developer who has submitted an application to the Los Angeles Department of City Planning
The site of the new project is 10942 W. Pico Boulevard and the proposed building would be five stories tall and would contain 30 units, one and two-bedroom apartments, with a parking lot that would hold 15 vehicles. The height of the planned building made it necessary for the developer to apply for density bonus incentives which would allow the developer to build a structure taller than local zoning would normally allow. In this case, the developer has to agree to reserve only four out of the 30 units in the building for use as affordable housing for very low-income families and individuals.

AFCO Design is the architect of this project and 64North is the designer. According to Urbanize Los Angeles, the renderings for the project note that the design is a low-rise, contemporary building, with an exterior made of colored plaster with vertical metal fins as accents. The building will have an amenity deck on the roof and open spaces at the terrace levels and a courtyard and recreation room.
