Developer seeks approval to bring 24 units of housing to 1854-1862 Pandora Avenue

In West Los Angeles, just off of Beverly Glen, the property parcels at 1854-1862 Pandora Avenue are in the process of being approved for redevelopment as reported by Urbanize Los Angeles. The owners would like to build a multi-family housing structure. Currently, the property is the site of four rental units and one single-family home, but construction is set to begin building a new five-story building that will house 24 studio, one, two and three-bedroom apartments with a ground-level parking area that can accommodate 23 vehicles.
The owners are Herbert Hakimianpour and Jacob Rahbarpour and they have applied for density bonus incentives to permit this larger structure that would otherwise be prohibited by zoning ordinances. The entitlements would require that six of the apartments would have to be reserved for very low income-affordable housing.
The new structure is being designed by Breakform Design and it will be a contemporary low-rise style apartment building that would come with a rooftop amenity deck.
The property is very close to Santa Monica and Beverly Glen and another larger apartment development is planned for a lot that has long been vacant. This new development would be a structure with 120 units. Also nearby is an already under construction development which would house 91 units to the east on Santa Monica Boulevard close to Century City.
