Proposed Project on Tower Drive Seeks to Transform Existing Property

A proposed redevelopment project in Beverly Hills could replace a 1920s duplex with a new multifamily residential building, as reported by Urbanize Los Angeles. The project, set to be discussed at the July 13 meeting of the Beverly Hills Planning Commission, would be located at 227 Tower Drive, just southwest of the Wilshire and San Vicente Boulevards intersection. Torkian Construction, the project applicant, is seeking approvals to demolish the existing two-story building and construct a five-story edifice with ten apartments ranging from studios to three bedrooms and parking for 13 vehicles.
The developer applied for density bonus incentives, which would allow certain waivers from development standards, such as setbacks and housing limits. Only one of the new apartments would be designated for rent by very low-income households, which would be part of the agreement with the city.
Designed by Plus Architects, the envisioned 227 Tower Drive features a contemporary low-rise design with painted stucco and wood composite cladding, as depicted in a rendering. The city’s staff report recommending approval of the project will be presented to the Planning Commission. According to the staff report, if the project receives the green light, construction is expected to commence in 2024 and conclude in 2025.
This development marks the third recent density bonus project brought before the Planning Commission, following a similar infill development on Doheny Drive and a larger mixed-use building proposed to replace the Stinking Rose restaurant on La Cienega Boulevard.
