Century City-based investor Brennen Hakimiam brings forth a transformative vision for Westwood as two quaint 1940s residential buildings pave the way for a modern multifamily residential complex, as reported by Urbanize Los Angeles. Located at 10939 Ohio Avenue, this exciting project received approval from Los Angeles Planning officials in February 2021.
Positioned on a prime corner lot at the intersection of Ohio Avenue and Veteran Avenue, the ambitious plan entails a new six-story building boasting 18 apartments thoughtfully designed to accommodate varying needs. The unit mix comprises studios, one-bedroom, two-bedroom, three-bedroom, four-bedroom, and five-bedroom floor plans, catering to diverse lifestyles. The convenience extends to basement parking, accommodating 12 vehicles.
Notably, the project has been granted Transit Oriented Communities incentives, a strategic move that allows for increased floor area and reduced parking requirements compared to standard zoning regulations. In exchange for these incentives, only three apartments will be designated for rent by extremely low-income households.
Warren Techentin Architecture takes charge of the design, envisioning 10939 Ohio as a structure with five floors of wood-frame construction atop a sturdy concrete base. The exterior aesthetic showcases smooth stucco complemented by eye-catching mint green perforated metal panels. This distinctive combination promises to blend modern sensibilities with a touch of classic charm.
Excitingly, this project marks the first of three similar developments masterminded by Hakimiam and Techentin along the coveted stretch of Veteran Avenue, stretching from Wilkins Avenue to the north and Massachusetts Avenue to the south. The collective vision encompasses two additional buildings, located at 1402 and 1505 Veteran, collectively offering a total of 49 apartments to further enrich the neighborhood’s vibrant urban fabric.
