Proposal for 1951 – 1957 Westwood Boulevard

A developer wants to replace a Westwood Boulevard nail salon and rug store with 29 units of housing.
Developer Kamran Tavakoli’s proposed project at 1951 – 1957 Westwood Boulevard is under consideration by the Westside Neighborhood Council’s (WNC) Land Use Committee meeting on Feb. 23, as reported by What Now Los Angeles.
The plans call for a building with 29 apartment units in a five story structure that would replace a 3,760 square foot retail building. The building currently contains a rug store and nail salon.
California Development and Design is the designer of record and the proposed building would be a 67 foot tall structure that spans 16,500 square feet. The building would have 15 studio units, 13 one-bedrooms, and one three-bedroom unit if approved and the developer is applying for Transit Oriented Communities Tier Three Incentives density bonus. They could potentially be awarded a 70% bonus for 12 units which would give them a two story height increase. Tavakoli would only be obligated to reserve three units for extremely low income renters.
The plans for the structure include 3,000 square feet of open space, 27 parking spaces and 35 bicycle spaces.
