Seven-Story Development Planned for Pico Boulevard

Development would be located at 5101-5125 W. Pico Boulevard on a block-long site

A new application that has been filed with the Los Angeles Department of City Planning by Local Development, Inc which calls for a number of commercial buildings on Pico Boulevard to be demolished with the aim of redeveloping the area with multifamily housing and retail space as reported by Urbanize Los Angeles.

The development would be located at 5101-5125 W. Pico Boulevard on a block-long site. The plan is for a seven-story building that would hold 136 studio, one, two and three-bedroom units and the developer would agree to reserve 13 of those units for affordable housing for tenants at the extremely low income level. 

The complex would include amenities such as a business center, clubhouse, a dog run, a gym, a podium level swimming pool and a rooftop deck. 

This project is being designed by Lahmon Architects whose plans call for a brick facade on the two-story building which will imitate the exteriors on the adjacent buildings already on Redondo Boulevard and Meadowbrook Avenue. Housing units would run along the street front of the building starting at the alley at Redondo all the way around the corner of Pico and Meadowbrook. 

Lahmon Architects founder Mark Lahmon said, as quoted by Urbanize Los Angeles, “We created a unique design for this building that emulates the architecture of the surrounding environment. We found a way to seamlessly juxtaposition lower and higher scales together providing the benefit of a much-needed denser housing model,” said a statement. “Our goal is to provide a solution that has its own unique identity informed by its neighborhood context and is as much a benefit to its inhabitants as it is to its community.”

This project will begin construction during the second quarter of 2024.
