26 unit Westwood West in the works

Westwood has a new residential development on the horizon with the planned six story, 26 unit Westwood West project as reported by What Now Los Angeles.
Brennen Hakimian Holdings has filed plans with the City of Los Angeles to build at 1505 – 1515 Veteran Avenue and is partnering with BHB Westwood Apts LLC, an affiliate of George Smith Partners, a real estate capital advisory firm.
This new development will be built on the site of two residential multi-family buildings that contain nine units within an area of 17,000 square feet. Warren Techentin Architecture will handle the design of the project and LRM is the landscape architect firm responsible for the outdoor area. The developers have applied for the Transit Oriented Community Incentives Program of the City of Los Angeles in an effort to claim Tier Three incentives that would include a 70% density bonus and a 25% reduction in open space requirements for developments. The developers are also seeking to increase the height of the building by 22 feet to come to a total of 67 feet through the TOC Program. They would then be required to reserve four units with pricing below the current market rate to allow lower income renters to be able to afford them.
The building would be divided into four one bedroom units, three two bedroom units, two four bedroom units and 15 six bedroom units. The one bedroom units would have between 439 to 511 square feet of space, two bedrooms would have between 908 to 1,095 square feet of space, the four bedroom units would have between 1,348 and 1,496 square feet of space, the five bedroom units would have between 1,639 and 1,716 square feet of space and finally, the six bedroom units would have between 1,716 and 1,894 square feet of space.
Strangely, the development’s plans only call for one floor of sublevel parking with 39 vehicle spaces and 30 bicycle spaces. The open space amenity areas for the development include a bowling and game room, gym, fireplace lounge, pool and spa, remote work space, a rooftop barbecue area and a second floor clubhouse for a total of 3,900 square feet of amenity-based open spaces for the tenants.
