The property in Pacific Palisades that borders on Pacific Coast Highway is called Rancho de las Pulgas, Inc not Rancho Las Pulgas.
The property was owned by a New Zealand Company, Wilson Neil Limited, when Barry David Maiten acquired it. Neal Senturia was one of four partners. The original plan for development included 154 houses. That was scaled down to 45 homes. Wilson Neil Limited owned one 27-acre parcel. Rancho de las Pulgas, Inc consists of 33 acres, 16 separate lots, 600 feet of PCH frontage.
Save Las Pulgas Canyon and the Santa Monica Mountains Conservancy, both stakeholders who benefit from devaluing the property, commissioned the study that claimed the property’s value was negative $10.5 million.
